DESIGN
PROCESS
- This stage allow us determine the scope, style and design of your desired project. We will follow this up with a project and fee proposal presenting your prerequisites and our recommendations together with a proposed timeline and outline project cost as required. Upon both parties agreed the project work begins.
- Our design team will produce schematic floor plans, drawings and sections in a sufficient detail to indicate locations of walls, change of floor level and special features. We will also present mood boards indicating the overall style with all examples of appropriate materials. Taking into consideration your lifestyle, we will create detailed reflections that perfectly emphasize your design ambitions and how we can accomplish together.
- The main aim of this stage is for you to evaluate the proposed 2D scaled spatial CAD layouts as well as the preliminary furniture plans which we will present to you for your initial consideration.
- We will present to you all the implemented concept drawings, samples and mood boards for all furniture, fixing and equipment (FF&E). Once we have agreed with the concepts it will be the final design.
5. We transform our final design into highly detailed drawings and specification, along with a schedule or works, lighting and electrical layouts and FFE&E schedules in preparation for the distribution of the tender to our panel of contractors. After this we will begin the tender analysis process, liaising with our contractors in order to address the proposals returned to us. We will generate an overall projection of costs for the project which we will discuss with you, enabling us to agree the most suitable contractor
6. Once you have appointed a contractor we will advise you on the next stages of construction, aid the contractor in mobilization and set in place our project co-ordination protocols and communication channels.
7. We find our clients prefer a more flexible approach to site Supervision. Our design team will visit the project to manage the implementation of the design, providing updates to all parties to review progress as well as monthly financial updates. We will attend the site and compile a Schedule of Defects which will be passed onto the main contractor to rectify prior to practical completion upon reaching the end of the project.
8. Our top priorities are to always fulfill or exceed client specification as part of our after-care-service we will provide support post-practical completion with regular communication to make sure that all of our clients are completely satisfied.
